What's the difference between damp and condensation? "Damp" from an external source — rising damp or penetrating damp — comes through the building fabric: it leaves tide marks or rain-correlated patches, carries salts, and rarely causes heavy mould. Condensation comes from moisture generated inside the home (cooking, showers, drying laundry, breathing) landing on cold surfaces: it produces black mould on window reveals, external corners and behind furniture, worsens in winter, and follows cold spots rather than weather. Roughly three-quarters of "damp" complaints in London flats are condensation — and the treatments are completely different.
Understanding the problem
The distinction matters because the fixes don't overlap at all. Rising damp needs a DPC and replastering; penetrating damp needs a fabric repair; condensation needs ventilation, heating pattern changes and sometimes insulation of cold spots. Inject a DPC into a condensation problem and you've spent thousands while the mould keeps growing.

The right fix for each diagnosis
- If it's condensation: improve extraction and whole-home ventilation (see condensation control and PIV systems), address cold-bridge surfaces, treat existing mould properly (black mould removal).
- If it's rising damp: remove bridging or install a chemical DPC with salt-retardant replastering (rising damp treatment).
- If it's penetrating damp: repair the specific external defect, then dry and reinstate (penetrating damp treatment).
