Why does subfloor ventilation matter? Suspended timber ground floors sit over a void above bare or oversite ground that constantly releases moisture — especially over London Clay. Airbricks in the external walls create cross-flow that carries this moisture away; when they're blocked by raised paths, flowerbeds, render, insulation or debris, void humidity climbs, floor timbers absorb moisture, and the conditions for wet rot, dry rot and woodworm establish within a season or two. Restoring ventilation — clearing, adding or upgrading airbricks to give roughly 1,500mm² of open area per metre of wall — is one of the cheapest, highest-value damp works on period property: typically £150–£900.
Understanding the problem
Victorian builders ventilated subfloors as a matter of course; a century of later works has been quietly undoing it. Paths and patios raised over airbricks, driveways paved to the wall, render carried down over grilles, cavity insulation slumping into voids, and interior refits sealing the through-floor airflow. The void's humidity then rises toward saturation, timber moisture follows, and the first symptom the owner notices — a musty smell, a springy board — is already a decay symptom.
The stakes are asymmetric: airbrick works cost hundreds; the dry rot outbreak that unventilated voids incubate costs thousands.

Treatment
- Clear and reopen — buried or blocked airbricks exposed, cleaned or re-formed; external ground lowered where it buries them (often also fixing a bridged DPC).
- Add capacity — new airbricks cut in to achieve balanced cross-flow on opposing walls, using high-flow plastic units where appropriate.
- Restore internal paths — sleeper-wall openings cleared; voids cleared of debris and slumped material.
- Periscope vents — where external levels can't be lowered, telescopic vents duct air from above the obstruction into the void.
- Verify — void humidity and timber moisture rechecked after a drying period; preservative treatment of marginal timber where the survey recommends it.

It helps the timber survive it and reduces void humidity, but it doesn't fix a failed DPC — those are separate mechanisms. They're commonly treated together: ground levels lowered, airbricks cleared, DPC repaired where genuinely failed.
