Penetrating Damp Treatment in North London

What is penetrating damp? Penetrating damp (lateral damp) is rainwater passing horizontally through a building's external fabric — through failed pointing, cracked render, leaking gutters, defective roof details or porous solid brickwork. Unlike rising damp it can appear at any height and on any floor, and patches typically darken during or after rainfall. It is common in North London's exposed solid-wall Victorian and Edwardian stock, particularly on weather-facing elevations in hillside areas like Highgate, Archway and Crouch End. Treatment means repairing the specific defect first; internal finishes are only reinstated once the wall has dried.

Understanding the problem

Penetrating damp is a symptom, never the disease. The disease is a defect: a blocked gutter overflowing down a wall, mortar joints eroded to dust, a cracked bay-window parapet, render that has blown away from the brick and traps water behind it. Treat the stain without the defect and the stain returns with the next weather front.

Solid-wall construction — the norm across North London's pre-1930 stock — has no cavity to intercept water, so a saturated external face shows up internally within days. Elevated and exposed positions make it worse, which is why the hillside streets of Highgate, Archway, Muswell Hill and Crouch End see more of it than sheltered valley streets.

Getting the diagnosis right

A penetrating damp survey works from the outside in: the surveyor maps internal moisture, then inspects the corresponding external fabric — pointing, render, rainwater goods, roof junctions — often during or shortly after rain when the path is visible. Moisture profiling distinguishes it from rising damp (no ground-salt signature, not height-limited) and from condensation (which tracks cold surfaces, not weather).   • Repair the defect — repointing in an appropriate lime or sand-cement mortar, render repair or replacement, gutter and downpipe renewal, roof and flashing repairs.
  • Manage porous masonry — where sound but porous brickwork is the path, a breathable water-repellent masonry cream can be appropriate; impermeable sealants that trap moisture are not.
  • Dry and reinstate — allow the wall to dry (weeks to months depending on saturation), then replace any damaged plaster and redecorate with breathable finishes.

Height and weather. Penetrating damp appears at any height, on any floor, and worsens with rain; rising damp is confined to ground-floor walls below roughly 1.2 metres and carries ground salts. If an upstairs wall gets damp after a storm, it is not rising damp.
