Penetrating Damp: Causes, Signs and Fixes
Penetrating damp is water finding a way through your building's envelope. Unlike rising damp it can strike at any height — and unlike condensation, it tracks the weather.
What is penetrating damp? Penetrating damp is moisture passing horizontally through the building fabric from outside — through failed pointing, cracked render or stucco, porous aged brick, defective rainwater goods, tired seals and flashings, or bridged cavities. Its signature separates it from other damp: patches appear or darken during and after rain, at any height (rising damp can't exceed ~1.2m), usually localised to the defect admitting the water. Fixes target the specific defect — repointing, render repair, gutter and downpipe work, flashing renewal — costing £150–£3,000 in most North London cases, with the wall drying naturally once the route is closed.
How water gets through a wall
A wall is a weather system: brick and mortar shed most rain, details (copings, sills, flashings, drips) throw water clear, and rainwater goods carry the roof's collection away. Penetrating damp is any failure in that system. The usual suspects in North London's stock: weathered pointing — a century of frost turns lime joints friable and opens capillary paths, especially on exposed west- and south-facing elevations; cracked or blown render and stucco — which then trap the water they admit (the Swiss Cottage speciality); defective gutters and downpipes — a single leaking joint concentrating a roof's water onto one patch of wall for years; failed flashings and parapet details at roof junctions and bays; porous aged brick on long-weathered faces; and cavity bridging — mortar snots or corroding ties carrying moisture across interwar cavities.
The signs: reading the pattern
Penetrating damp declares itself through correlation with weather. Look for: patches that darken during or shortly after rain and fade (slowly) in dry spells; damp at any height — bedroom walls, chimney breasts, ceilings near parapets — where rising damp physically cannot reach; localisation — the patch maps the defect, sitting under the leaking gutter joint or behind the cracked render zone; moss or green staining outside marking chronic wetting; and in cavity-wall cases, isolated damp spots tracking bridged ties or debris.
What's absent matters equally: no low-level tide mark or hygroscopic salts (rising damp's kit), and no preference for cold corners and hidden spots (condensation's habitat). Long-standing penetrating damp can grow mould once the wall stays damp, muddying the picture — the weather correlation remains the tell. Ambiguous cases are what moisture profiling in a survey (£280–£450) resolves.
Finding the defect
Diagnosis is detective work best done in bad weather: watch the elevation in rain and the route often shows itself — the overflowing hopper, the joint dripping onto the wall, the sill without a drip groove streaming onto brickwork below. Inside, map the patch precisely and translate through the wall to the outside face; damp migrates downward and sideways through masonry, so the entry point sits at or above the internal evidence.
Systematic checks: rainwater goods under load (blockages, back-falls, joint leaks); pointing raked and probed on exposed faces; render tapped for hollow zones; flashings, copings and parapet junctions inspected; sills and drips checked for function; and on cavity walls, tie condition and cavity clearance where isolated spots suggest bridging. Chimneys earn special attention — disused, uncapped stacks feed damp into breasts through both penetration and condensation, a classic North London combination case.
Fixes and costs
Repair targets the defect, and costs scale with it: gutter and downpipe repairs £80–£400; local repointing £150–£600, full elevations £1,000–£3,000 (lime mortar on period fabric — hard cement traps moisture and spalls soft brick); render and stucco repair £300–£3,000+ by extent, cutting back to sound material rather than skimming over; flashing and detail renewal £150–£800; chimney works (capping, flaunching, repointing) £200–£900; cavity clearance or tie remediation priced on inspection. Water-repellent facade treatments have a place on sound-but-porous masonry — breathable cream formulations only, never sealing films on solid walls.
