What is basement tanking? Basement tanking is Type A (barrier) waterproofing under BS 8102: a continuous waterproof layer — usually multi-coat cementitious tanking slurry, sometimes bonded membranes — applied directly to basement walls and floors to physically block water. Understanding the problem
North London basements sit in London Clay, which drains poorly and holds seasonal water against below-ground walls. When tanking is the right answer

Getting the diagnosis right
A BS 8102 design survey establishes: the water classification (moisture, seepage, or pressure), the intended use grade (storage, utility, habitable), the substrate condition, and external factors — drainage, ground levels, and the clay's seasonal behaviour. The output is a written waterproofing design naming the system type, materials, junction details and any combined measures. Insist on this document from anyone quoting; "we'll slurry it" is not a design.
Treatment
- Preparation — defective plaster and coatings removed back to sound masonry; salts neutralised; masonry repaired and dubbed out.
- Application — multi-coat cementitious tanking slurry worked into the substrate, with reinforced fillets at wall-floor junctions and sealed penetrations; floors receive slurry or a linked waterproof screed.
- Reinstatement — renovating plaster or dot-free finishes compatible with the tanking; never standard gypsum direct onto the barrier.
