What is rising damp? Rising damp is ground moisture drawn upward through the pores of brick, mortar and stone by capillary action — the same physics that pulls water up a paper towel. It occurs when a wall has no damp proof course (DPC), or its DPC has failed or been bridged, and it produces a characteristic pattern: a horizontal 'tide mark' up to about 1–1.2 metres high, hygroscopic salt deposits, blown plaster and peeling decoration at low level. Diagnosis follows BS 6576; treatment for genuine cases is usually a chemical injection DPC with salt-retardant replastering, costing £70–£120 per metre in North London.
What rising damp is — and what it isn't
Masonry is porous: brick, mortar and soft stone contain networks of fine capillaries that draw liquid water upward against gravity, exactly as a sponge stood in a saucer wicks water to its top. Where a wall sits on damp ground with nothing to interrupt that wicking, moisture climbs until gravity and evaporation balance the capillary pull — typically no higher than 1–1.2 metres. That, and only that, is rising damp.
It is not the damp patch under a leaking gutter (that's penetrating damp), the black mould in a cold bedroom corner (that's condensation), or moisture above ground-floor level (capillary rise physically can't get there). This matters because rising damp is the most over-diagnosed condition in British housing: surveys by independent specialists routinely reclassify a large share of 'rising damp' verdicts as condensation, bridging or defect-driven penetrating damp — each with a very different (and often cheaper) remedy. The signs: how genuine rising damp presents
Genuine rising damp has a signature that's hard to fake. Look for: a horizontal tide mark on ground-floor walls, usually 300mm–1.2m above floor level, often with a distinct upper edge; hygroscopic salts — white, fluffy or crystalline deposits left as ground water evaporates, which then absorb moisture from the air and keep the wall feeling damp even in dry weather; blown, bubbling or crumbly plaster at low level; peeling wallpaper and paint starting at the skirting; rotting skirting boards and, beneath suspended floors, damp joist ends; and a musty smell concentrated at low level.
Just as diagnostic is what's absent: no correlation with rainfall (unlike penetrating damp), no black surface mould (condensation's signature — salts actually inhibit mould), and nothing above about 1.2 metres. A damp reading at 1.5m is telling you the diagnosis is something else.
Causes: why DPCs fail or never existed
Most pre-1875 buildings — including North London's Georgian stock in Islington and Camden — were built with no DPC at all; the technology only became standard after the 1875 Public Health Act. Victorian and Edwardian builders used slate or bitumen courses which perform well but not forever: after 120–150 years, slate cracks with building movement and bitumen embrittles.
Even sound DPCs fail by bridging — anything that carries moisture around the barrier: garden or path levels raised above the DPC line, rendered plinths carried down to the ground, solid floors or plaster laid across the course during renovation, or debris-filled cavities. On London Clay, which the British Geological Survey maps under most of North London, poorly draining ground holds seasonal moisture against wall bases and gives any weakness maximum opportunity. Bridging matters enormously because its remedy — lowering ground levels, cutting back render — is usually far cheaper than a new DPC.
Diagnosis: the BS 6576 approach
BS 6576 is the British Standard code of practice for diagnosing rising damp, and its core demand is evidence before treatment. A competent survey profiles moisture through the wall depth (surface readings alone can't distinguish condensation from deep-seated rise), analyses salts (nitrates and chlorides come from the ground; their absence argues against rising damp), maps the damp pattern against the tide-mark signature, inspects for bridging externally and internally, and rules out the alternatives — plumbing leaks, defective rainwater goods, condensation.
Expect £280–£450 for a professional damp and timber survey in North London, with a written report and costed recommendations. Treat free 'surveys' from firms that sell injection with appropriate scepticism: the diagnosis and the sale should not share an owner.
Treatment and costs
Where genuine rising damp is confirmed, the standard remedy is a chemical injection DPC: silicone-based cream injected into a drilled course at the wall base, curing into a water-repellent barrier, followed by salt-retardant replastering of contaminated plaster (essential — the old salts otherwise keep drawing moisture from the air indefinitely). Walls then dry at roughly one month per 25mm of thickness — a 225mm solid wall needs most of a year — with breathable decoration in the interim.
Where the true cause is bridging, treatment is correction: lowering external levels, cutting rendered plinths above the DPC line, re-forming floor junctions — often a few hundred pounds rather than thousands.
